Property Recovery & Support
- Guideline on Recommended Works

This guideline is designed to help you understand the types of works that may be recommended following damp, mould, or moisture-related issues, and what these typically involve.

Simply Filtered does not carry out building or repair works. Where physical interventions are required - including ventilation improvements - these are delivered by trusted external specialists. We can either coordinate this process or support a smooth handover to contractors of your choosing.

The purpose of this guidance is to explain what may be required, why it may be necessary, and what to expect, so you can make informed decisions before engaging third-party specialists.

Understanding Costs

Any physical works recommended following assessment are carried out by external specialists and are priced independently of Simply Filtered. In some circumstances, we may be able to provide indicative guidance to help you understand the likely scale of works involved.

The scope and cost of these works vary depending on the nature of the issue, the extent of moisture impact, the areas affected, and the condition of the property. For this reason, there is no fixed cost base for recovery or repair works.

Where works are recommended, this is always based on evidence from assessment and focused on addressing the cause of the issue, not unnecessary or disruptive interventions. Straightforward, localised measures are advised where appropriate, while more involved works are only recommended where genuinely required.

Our role is to provide clarity around what may be needed and why, so third-party specialists can proceed with confidence and appropriate scope.

A note on Antimicrobial Fogging

Simply Filtered also offers Antimicrobial Fogging as a standalone service, delivered directly by our team. Fogging may be used in specific situations to help reduce airborne spores or surface contamination, and can be booked independently or discussed following an assessment.

Fogging does not address the underlying causes of damp or mould and is only recommended where it forms part of a wider, evidence-based approach.

Common Damp & Moisture Scenarios We Support

Minor Damp & Early-Stage Mould

These are the most common situations found in homes and are typically driven by everyday environmental factors rather than structural defects.

Typical characteristics include:

  • Localised surface mould

  • Condensation-related damp

  • Inadequate or poorly performing ventilation

  • Moisture from normal household activities

How we support:

  • Localised mould treatment and surface protection where appropriate

  • Targeted ventilation improvements to improve airflow and humidity control

  • Practical moisture management and condensation advice tailored to how the home is used

  • Monitoring recommendations where immediate intervention is not required

These issues are usually resolved with light-touch, low-disruption measures when addressed early.

Significant Damp & Established Mould

In fewer cases, damp or mould has progressed beyond early-stage growth or continues to recur despite basic interventions.

Typical characteristics include:

  • Mould extending beyond surface growth

  • Persistent damp affecting defined areas of the property

  • Concealed or spreading mould that cannot be resolved through surface treatment alone

How we support:

  • Clear, survey-led recommendations explaining the extent of the issue

  • Controlled removal of affected materials where necessary

  • Targeted drying and reinstatement works

  • Preventative measures to reduce the risk of recurrence

These situations require a more involved but still proportionate approach, always guided by evidence from the assessment.

Major Damp Events - Where a Survey is Not Required

Some damp problems arise from a sudden or clearly identifiable moisture event, such as a burst pipe, significant leak, flooding, or prolonged water ingress.

Typical characteristics include:

  • An obvious source of moisture

  • Rapid water exposure affecting building materials

  • Increased risk of secondary mould growth if not addressed promptly

In these cases, a full Damp & Mould Survey may not be required.

How we support:

  • Advising on appropriate next steps to stabilise the property

  • Coordinating trusted specialists for drying, repairs, or reinstatement where required

  • Supporting measures to reduce long-term moisture and mould risk

  • Independent oversight focused on restoring a healthy indoor environment

Our role is to guide recovery and prevention, not to upsell unnecessary work.

FAQs - Property Recovery & Support

  • No. Simply Filtered does not carry out building or repair works. Where physical interventions are recommended, these are delivered by trusted external specialists. We can support coordination or provide a smooth handover to contractors of your choosing.

  • Simply Filtered offers antimicrobial fogging as a standalone service in specific situations. Fogging may help reduce airborne spores or surface contamination, but it does not address the underlying causes of damp or mould and is not a substitute for investigation or moisture control.

We do not offer cosmetic mould cleaning as a standalone solution.

  • No. In many cases, improvements can be achieved through ventilation adjustments, moisture management advice, or monitoring rather than physical works. Where interventions are recommended, they are always proportionate, evidence-based, and focused on long-term prevention.

  • A Damp & Mould Survey is usually recommended where the cause of damp or mould is unclear, where multiple areas are affected, or where issues are recurring. In situations where the cause is obvious — such as a burst pipe or significant leak — guidance may be provided without a full survey.

  • Yes. Where a damp issue is caused by a clear event such as a burst pipe or significant leak, we can provide guidance and support recovery without a full damp survey. We help coordinate appropriate next steps and trusted specialists to reduce long-term moisture and mould risk.

  • No. Simply Filtered is independent of the works themselves. All recommendations are evidence-based and focused on addressing the underlying cause of the issue — not upselling or over-specification.
