FAQs
Understanding Damp, Mould, Ventilation & Healthy Homes
-
Damp refers to excess moisture within a property. Condensation occurs when warm, moisture-laden air meets a cooler surface and releases water. Mould is a natural fungus that grows where moisture remains on surfaces over time. While they’re related, they’re not the same thing, and understanding the difference is key to resolving issues properly.
-
In colder months, surfaces inside homes are cooler while everyday activities like cooking and showering still produce moisture. When ventilation is insufficient, moisture can’t escape and instead condenses on cold surfaces, creating conditions where mould can grow.
-
No. In many homes, mould is linked to moisture and ventilation rather than structural failure. While leaks or defects can cause problems, everyday living combined with poor airflow is a very common contributor, especially in modernised or well-sealed properties.
-
Cleaning removes visible mould, but it doesn’t change the conditions that allowed it to grow. If excess moisture and poor ventilation remain, mould is likely to return. Long-term improvement depends on managing humidity and airflow, not just surface treatment.
-
Mould exists naturally in all environments. The level of risk depends on the extent of growth, duration of exposure, and individual sensitivities. Persistent or widespread mould should be investigated so the underlying cause can be addressed and exposure reduced.
Understanding Damp, Mould & Indoor Air Quality
Ventilation, Moisture & Healthy Homes
-
Ventilation removes stale, moisture-laden air and replaces it with fresher air. This helps control humidity, reduce condensation, and improve indoor air quality, all of which are essential for preventing mould growth.
-
In many homes we assess, inadequate or underperforming ventilation is a key factor behind recurring mould. Without sufficient airflow, moisture produced through normal daily activities has nowhere to go and instead settles on colder surfaces.
-
Opening windows can help temporarily, but it’s not always a reliable or practical solution, particularly in colder weather or busy households. Effective ventilation needs to work consistently, regardless of season or lifestyle.
-
Modern building methods and refurbishments often improve insulation and airtightness, which is positive for energy efficiency. However, without properly designed ventilation, moisture can become trapped indoors, increasing the risk of condensation and mould.
-
High humidity encourages condensation, mould growth, and the persistence of airborne pollutants. Maintaining balanced humidity through ventilation helps keep indoor environments healthier and more comfortable.
-
A survey is useful when the cause of damp or mould isn’t clear, when issues are recurring, or when multiple areas are affected. It provides an objective, evidence-based understanding of what’s happening and why.
-
If damp is caused by a sudden, clearly identifiable event — such as a burst pipe or major leak — a full survey may not be required. In these cases, we can still offer guidance on recovery and prevention.
-
Our surveys involve visual assessment, moisture and environmental measurements, and ventilation performance checks. We do not drill, lift floors, or damage the property. Assessment is based on accessible internal areas and relevant external elevations at the time of inspection
-
You’ll receive a clear explanation of the likely causes of the issue, supported by data, along with practical, proportionate recommendations focused on long-term improvement — not unnecessary work.
-
No. Our surveys are independent. Any recommendations are optional, and you remain in control of how, or whether, to proceed.
-
Our residential damp and mould survey is a fixed fee of £295. This includes the site visit and a clear written report. Any further recommendations are optional and discussed separately.
Surveys, Assessments & Advice
-
Where appropriate, we can arrange ventilation improvements through trusted specialists. All recommendations are survey-led and proportionate, and there is no obligation to proceed.
-
No. Simply Filtered does not carry out building or repair works. Where physical interventions are recommended, these are delivered by third-party specialists, and you are free to choose your own contractors.
-
Antimicrobial fogging is a hygiene treatment used to reduce airborne and surface mould spores in specific situations, such as after leaks or remedial works. It does not address the underlying causes of mould and is not a standalone cure.
-
Fogging alone cannot prevent mould from returning. Long-term control depends on managing moisture, ventilation, and underlying conditions within the property.
-
No. We are independent of the works themselves. Our role is to help you understand what’s actually needed and just as importantly, what isn’t.
Ventilation, Fogging & Remedial Support
-
Responsibility depends on the cause. Issues linked to building condition or inadequate ventilation may fall under landlord responsibility, while lifestyle-related moisture can also contribute. A professional assessment helps establish this objectively.
-
Yes. Our reports are clear, evidence-based, and suitable for sharing with landlords, managing agents, or contractors to support informed, proportionate decision-making.Reports are intended to support informed decision-making and compliance discussions, but they do not constitute legal certification or confirmation of regulatory compliance.
-
Our assessments provide professional, independent evidence that can support communication and decision-making. We do not provide legal advice or certification.
-
Awaab’s Law is legislation that strengthens requirements for social housing providers to investigate and address damp and mould hazards within defined timeframes.
While the law specifically applies to social housing, it has increased wider awareness and expectations around how damp and mould issues are assessed, documented, and resolved across all rental properties.
A professional damp and mould survey can help establish the cause of an issue — such as condensation, ventilation deficiencies, or building-related factors — and support proportionate, evidence-based decision-making.
Simply Filtered does not provide legal advice. Our role is to carry out clear, independent assessments to help landlords and managing agents understand conditions within a property and determine appropriate next steps.
-
You don’t need to decide upfront. If you’re unsure, we’ll review your situation and help you identify the most appropriate next step — whether that’s advice, a survey, or targeted support.
-
We review the information you provide, discuss your situation, and explain your options clearly. There’s no pressure and no obligation to proceed.
